The first half of the course focuses on managerial accounting, a set of tools used by managers for planning, implementation, and control. Topics in this portion of the course include operating budgets, cash budgets, break-even analysis, indirect cost allocation, variance analysis, the time value of money, capital budgeting, and long-term financing.

For instance, your credit reports will list a mortgage loan that you are still paying off as open, including the loan’s current balance, the date you took out the loan and the lender behind the loan. Reports will also list whether you have any late or missed payments on this loan and will list whether the loan is open — meaning you are still paying it off; closed — you’ve finishing paying off the mortgage; or in foreclosure.
An example of when verification can work against you. Let’s say you missed a mortgage payment that you made on time because of an insurance issue. For example, if your flood insurance isn’t up-to-date with the mortgage lender, they increase your payment requirement. If you have recurring payments set up and don’t pay attention to correspondence, then the payment you make won’t cover the requirement for that month. Then they report to the credit bureau that you missed a payment even though you paid on time. Even if you correct the issue with the lender, the credit bureau may count the information as verifiable because you technically missed the payment, even though it was wrong.
If your ability to pay is severely limited, you may be able to benefit from proper positioning. Collection agencies would rather receive a portion of a debt than deal with a bankruptcy, which leaves it with nothing. Just remember it’s good practice not to sign any agreement that allows you to pay off a part of the debt while allowing the agency to sell the remaining part of the debt to another agency.
You should also consider your level of comfort with sharing your financial account information. The UltraFICO is a positive use of such data, Wu said, but other potential applications could be worrying, such as debt collectors accessing this data. And last year’s Equifax data breach proves that consumers should be concerned with how credit reporting agencies collect, store and use personal data.

We will study and use risk-return models such as the Capital Asset Pricing Model (CAPM) and multi-factor models to evaluate the performance of various securities and portfolios. Specifically, we will learn how to interpret and estimate regressions that provide us with both a benchmark to use for a security given its risk (determined by its beta), as well as a risk-adjusted measure of the security’s performance (measured by its alpha). Building upon this framework, market efficiency and its implications for patterns in stock returns and the asset-management industry will be discussed. Finally, the course will conclude by connecting investment finance with corporate finance by examining firm valuation techniques such as the use of market multiples and discounted cash flow analysis. The course emphasizes real-world examples and applications in Excel throughout. The over-arching goals of this course are to build an understanding of the fundamentals of investment finance and provide an ability to implement key asset-pricing models and firm-valuation techniques in real-world situations. And to top it all off, you’ll be charged a 25% fee if your credit limit is increased. Stay away from this card! Use the $170 it would take to open the card and get a secured card instead.
